Hi,


Sorry if it's not the right place to post but I couldn't find a View Talay 1 forum.

Do you think that the View Talay 1 condo is still good ?

I'm looking for a condo to buy at View Talay 1 Building A if possible.

It seems that the price is around 800000 thb for 1 room, but do you know if it's possible to find cheaper or 2 rooms for 1,6 million ?

I assume you are not in Thailand. The building was the first in the series and shows it from the street. What are you looking for? A getaway place, retirement? There are doubtless some good units in the building, but I would expect some substantial structural and maintenance issues need to be met and those would come to you as special assessments over and above your condo fee. Talk to some full time residents in any building you consider.

If you don't care about a sea view I would check out Jomtien Complex which is losing it's view to a 27 story building being built in front of it. More space, less view. Also check out Pattaya Trader online. You will find hundreds of condos for sale and you can set your price ranges on most of the real estate sites.  Good Luck

It's ok not to have a sea view but I wouldn't like any building in front of my windows, so it seems that View Talay 1 is the best choice for a cheap price.

Do you know if the View Talay company has some apartments to sell or if they all belongs to private owners ?

OK, once the builder sold them they are either in Farang or Thai name. Mostly the ones in Thai name are used as rentals because the return is superior to bank interest. I would suggest that you only consider units in Farang name. You can visit "Pattaya Trader" and go to the link for properties where you can look at a range of condos available by location. Some even sort by building. You can contact each and ask them if they have condos in VT1 in Farang name.

I already admitted I live in VT2. Here we have a building that has settled in just six years to the degree I had cracking tiles in my bathroom. The building is finally adding mopboards and the contractor complained to me that the walls are so uneven it is a slow go to install the mopboards.

If you live in Bangkok I would give you the advice of waiting six months until certain parties get desperate to sell for quick cash.

You can always rent in the building from Fair Properties. They have a huge office there. See if you like the place, for sure, before you buy in.

So before you commit to buying there talk to some co-owners and see for yourself what it's current state is, also find out how much is the maintenance charges and whether any special assesment costs are in the pipeline.

Try to get in touch with current committee members to get a clearer picture of the way things stand, as i know a year or so ago there was an AGM that instigated internal problems between the co-owners.

I can assure you that they will have special assessments as they have to keep the place up. That building needs painting badly. It is about six months away from tropical mildew.. the builder gave all of these buildings a single quick coat of white paint over concrete. I can see concrete through the VT5 building across the street which was finished nine or so months ago. It is not good for rebar to be exposed to salt air.

for the last 2 year i know of-------- VT1 management have increased the  yearly payments.
i have hear that they pay the annaul fee of 3600 baht plus 2000baht.
so for the last two year they are paying 5600 baht per year if not more, i believe it will be more in the short term as the place is not looking that flash any more.

in fact far from it, just take a drive around the back of the building and you will know what i mean.

I just heard they got a 2000 baht additional assessment per room to cover the needed repainting.  1000 rooms would make two million baht only for two buildings. I hope they are using quality paint, but for that price I doubt it.

They have just done a repaint and the work looks nice from the street. I have checked out prices there and have noticed that the "floor" price is about 980 K baht.
